Selling a Home in Ada County: Market Insights – May 2026

These Ada County market insights for May 2026 capture an exceptional moment: the county’s strongest home sales month since September 2021, with record closings, fast absorption, and continued strong buyer demand.

May is traditionally one of the busiest months of the year for real estate.

But May 2026 wasn’t just busy—it was exceptional.

Ada County recorded its highest monthly sales volume since September 2021, while homes sold at some of the fastest rates we’ve seen all year. Buyers remained active, inventory held relatively steady, and well-priced homes continued attracting strong interest.

If you’re responsible for selling an inherited home, administering a trust, or managing a probate sale, May’s market provides a valuable lesson:

In today’s market, preparation creates leverage—and pricing creates momentum.

As an Estate & Inherited Property Specialist serving Boise, Meridian, Kuna, and Star, I believe understanding the numbers is only half the battle. The real advantage comes from knowing how those numbers affect your unique situation.

May 2026 Ada County Real Estate Infographic Overview

May produced remarkable activity throughout Ada County:

  • 1,001 homes sold (+18.5% year-over-year)
  • Median sales price: $575,900
  • 1,478 pending sales
  • Inventory: 1,833 homes
  • Months Supply of Inventory: 2.3 months

Most notably, Ada County recorded its highest number of home sales since September 2021, demonstrating that buyer demand remains exceptionally strong despite higher interest rates and increased inventory.

For estate sellers, that’s encouraging news.

Qualified buyers are still entering the market—but they’re rewarding homes that are priced correctly from the very beginning.

Most inherited properties compete within the resale market, and May delivered another encouraging month.

Existing resale homes recorded:

  • 693 closed sales (+21.2% YOY)
  • Median sales price: $575,000
  • Average days on market: just 19 days

Perhaps even more impressive:

Resale inventory remained exceptionally tight at 1.9 months of supply, creating favorable conditions for sellers with move-in-ready or properly prepared homes.

This reinforces an important trend we’ve seen developing throughout 2026:

Buyers continue placing a premium on established neighborhoods and resale homes that offer value.

One of the biggest stories this month wasn’t price—it was speed.

Across Ada County:

  • Average days on market dropped to 33 days
  • Resale homes averaged only 19 days
  • Homes over 20 years old sold after just 13 days on average

For many estate properties, this is significant.

Older homes are no longer viewed as a disadvantage when they are:

  • Properly priced
  • Well presented
  • Professionally marketed

Instead, buyers are recognizing the value of mature neighborhoods, larger lots, and established communities.

Boise maintained its momentum in May.

According to the Boise Regional REALTORS®, these Ada County market insights confirm Boise’s unique strength:

  • Boise homes sold in an average of 17 days
  • Boise was the only city in Ada County where homes sold above their original list price

Every other city averaged below the original asking price.

That tells us something important.

Boise buyers remain highly competitive—but they’re also highly informed.

Correct pricing still matters.

After increasing throughout the spring, inventory has started leveling off.

Current inventory sits at:

  • 1,833 homes
  • Nearly 46% of available inventory was added during May

Interestingly, newer listings were younger homes on average, while older resale properties continued selling quickly enough that many are expected to be gone before the end of June.

For inherited properties, this creates an opportunity.

Many estate homes compete in exactly the segment where buyer demand remains strongest.

Builders remain active:

  • 308 new-home sales
  • Median price: $575,995
  • 64 average days on market

Unlike resale homes, new construction continues taking substantially longer to sell.

This creates an interesting dynamic.

Builders can offer incentives.

Resale homes can offer:

  • Established neighborhoods
  • Mature landscaping
  • Larger lots
  • Immediate availability
  • Character that new communities often lack

Understanding how to position those advantages becomes critical.

May reinforced several important themes.

1️⃣ Demand Remains Exceptionally Strong

The strongest sales month since 2021 isn’t an accident.

Buyers are actively searching.

2️⃣ Speed Favors Prepared Sellers

Homes aren’t sitting.

Well-prepared properties are moving quickly.

3️⃣ Buyers Still Reward Accurate Pricing

Boise demonstrated that buyers will even pay above asking—but only when they believe the home represents value.

That doesn’t happen by chance.

It happens through thoughtful pricing and strategic marketing.

When markets become this active, it’s tempting to believe:

“Everything will sell anyway.”

Eventually, it probably will.

But the real questions are:

  • How long will it take?
  • How much carrying cost will accumulate?
  • How many price reductions become necessary?
  • How much stress will the family endure?

Those outcomes are largely determined before the property ever hits the market.

May’s market offers an unusual combination:

  • Record sales activity
  • Fast absorption
  • Stable inventory
  • Strong buyer confidence

That combination doesn’t last forever.

For many heirs and trustees, today may represent one of the strongest selling environments of 2026.

Every inherited property comes with more than a market value.
